Sandton Emergency Plumbing

Residential Plumbing

One plumber who knows your whole house.

Call 010 500 1849

Most homes do not need a plumber often, but when they do, they benefit enormously from one who has seen the property before. A plumber who knows your geyser age, your incoming pressure, your pipework material and which circuit feeds which bathroom fixes things faster and quotes more accurately than one arriving cold.

Our residential work covers everything from a dripping tap to a full re-pipe of a 1970s home, across freestanding houses, townhouses, cluster developments and estate properties throughout northern Johannesburg and Centurion.

One team, whole house

Geysers, drains, bathrooms, kitchens and supply pipework handled by the same accountable team.

Property records kept

We keep a record of what was installed and when, so future work starts with information instead of guesswork.

Estate-ready

Vetted technicians, correct documentation and familiarity with estate access and contractor rules.

Quoted before work

You approve a price before anything starts, and variations are discussed rather than added to the invoice.

How residential plumbing actually works

The age of the house tells us most of what to expect. Properties built before the 1980s frequently still carry galvanised supply pipework that is corroding internally, giving reduced flow and eventual failures. Homes from the 1990s and 2000s tend to have copper with the leaks at fittings rather than in the pipe run. Newer builds are typically on polymer systems with different failure modes entirely, usually at compression joints.

Layered onto that is the Gauteng context: hard water that scales elements and aerators, municipal pressure that runs higher than fittings are designed for, seasonal cold snaps that split exposed roof pipework, and mature trees that find their way into drain lines. Nearly every residential plumbing problem we attend traces back to one of those four.

We take a whole-system view. A call-out for a dripping tap includes a quick pressure check and a look at the geyser, because if the pressure is excessive that tap will drip again and the geyser will fail early. If we spot something significant we tell you and quote it separately; nothing gets added to your invoice without agreement. Households that prefer to stay ahead of it move onto a preventative maintenance plan.

Common issues we see

  • Ageing galvanised pipework restricting flow
  • Geysers reaching end of life
  • Recurring blockages from mature garden trees
  • Leaks appearing at fittings throughout the house
  • Poor pressure in upstairs bathrooms
  • Water bills climbing without explanation
  • Renovation plumbing needing coordination with builders

  • Several small plumbing issues are appearing at once
  • You have just bought a property and want a full assessment
  • You are planning a renovation or extension
  • Your home still has original galvanised pipework
  • You want one plumber who knows the whole property

Our process

Issues are separated into urgent, soon and monitor, each priced so you can sequence the work.

  3. 3

    Execution

Work is completed to schedule with the property protected and cleaned afterwards.

  4. 4

    Record and review

What was done is documented so the next visit starts with a full picture.

Frequently asked questions

Do you charge a call-out fee?

A standard call-out applies during business hours and is quoted upfront. After-hours emergencies carry a higher fee, also confirmed on the call.

Can you assess a home before I buy it?

Yes. A pre-purchase plumbing assessment covers pipework, pressure, geyser condition and a drain survey where access allows.

How disruptive is re-piping a house?

Less than most people expect when it is phased. We usually work circuit by circuit so the household is never without water for long.

Do you work in security estates?

Frequently. Our technicians carry identification and we handle estate contractor requirements as a matter of routine.

Do you guarantee your work?

Yes. Workmanship is guaranteed and parts carry their manufacturer warranties, both confirmed in writing on your invoice.
